Central Texas Housing Market Update: What Buyers and Sellers Need to Know in September 2026
The Central Texas housing market continues to adjust as buyers and sellers navigate interest rates, affordability, and changing market conditions.
According to the latest August 2026 Unlock MLS data, the Austin-Round Rock-San Marcos area recorded 2,501 home sales, down 7.3% from August 2025. The median sales price was $412,000, down 6.4% year over year.
But there's more to the story.
What’s Happening in Central Texas?
While closed sales declined, pending sales increased 1.5%, reaching 2,623 transactions. Active listings totaled 13,676, while the region had 5.1 months of inventory.
Homes closed at an average of 93.2% of the original list price, compared with 92.2% a year earlier.
These numbers show a market where buyers are still active, but affordability and interest rates continue to influence decisions.
Williamson County Market Update
For buyers and sellers in Georgetown, Liberty Hill, Leander, Cedar Park, and Round Rock, Williamson County deserves special attention.
August 2026 brought:
- 855 closed sales
- $399,900 median sales price
- 4,374 active listings
- 960 pending sales
- 4.6 months of inventory
- 9.3% increase in pending sales year over year
Pending sales increased even as closed sales and new listings declined, showing that buyers are still moving forward in the market.
